Somerset Road, Teddington

1Firstly, we assisted in acquiring this serviced office building, and then negotiated a joint venture with the adjoining land owner for the redevelopment of the whole 1.4 acre site. Planning was obtained at appeal for 58 units (25 houses and 33 flats) and we subsequently sold the site to Linden Homes.

 


Chaseside Works, Southgate

2We worked with the owner of this 1.43 acre industrial estate and sold the site to Shanly Homes for the development of 65 residential units.

 

 

Times House, Ruislip

T3his 1960’s office building was let on short-term leases. We worked with the buyers to acquire the property from British Land and forward sold it to Barratt Homes for the development of 116 apartments.

 

 

455 London Road, Isleworth

 4We identified this 1960’s office building as being poor Greater London quality office stock and established a dialogue with the American owners. The property was subsequently acquired off-market; planning consent was secured for 120 residential units and the scheme was finally developed by Barratt Homes.

 

 

Tower Point, Enfield

5This office building was identified as the tenant (British Gas) had seven years remaining on its lease but was not in occupation. We targeted the owners and then assisted with the acquisition of the freehold interest. Once completed, we negotiated a premium payment from the tenant for a simultaneous surrender of its lease. Planning consent was subsequently secured for conversion to 160 apartments, plus a health club.

 

Air Sea House, Twickenham

6This site consisted of a number of low quality industrial buildings and was acquired off-market for mixed-use development (residential and offices). Planning consent was secured and the scheme has now been completed.

 

 

Yeoman House, Penge, London SE20 

7After the purchase of this office investment was completed, we assisted with the asset management and carried out a number of rent reviews and lease renewals, resulting in a substantial increase in income and associated value. Later the building was part-converted into a Travelodge hotel.

 

 

Whyteleafe House, Whyteleafe

8We assisted in acquiring this 1960’s office building which was let to Rank Plc. Despite having 75 years remaining on its lease, Rank was not in occupation. We secured the property off-market and subsequently negotiated a substantial surrender premium. Planning consent was later received to build 167 apartments.

 

 

Windmill House, Bushey

9We advised the owners in selling the freehold interest of an existing nursing home which included 2.6 acres of surrounding land and is currently being developed for a prime residential scheme of 51 homes.
